Security systems on the Gold Coast
Two things shape almost every Gold Coast security job: a very high proportion of strata and body-corporate property, and a salt-laden coastal environment that is genuinely hard on hardware. Add a large short-stay and holiday-let market with constant occupant turnover, and the requirements look quite different from a standard suburban house.
Body corporate and strata approval
In a unit, townhouse or apartment, anything attached to the building's exterior or running through common property generally needs body corporate approval. That includes external cameras, cabling through shared risers, and often the intercom. It's very common for owners to be told none of this matters until the job is half done. Establishing what's permitted first avoids equipment being installed and then required to come out.
Salt air eats hardware
Close to the beach, corrosion is a real design constraint rather than a footnote. Camera housings, mounting brackets, screws and cable glands all degrade faster, and standard fixings can stain a rendered wall with rust within a season. Appropriate materials and sensible placement — out of direct salt spray where possible — is the difference between a system lasting years and looking tired in eighteen months.
Short-stay and holiday lets
Properties with constant guest turnover have a specific problem: you need to control access without handing out keys that can be copied and without changing a lock every week. Access credentials that can be issued and expired per booking solve this directly. Cameras need care here too — coverage of entries and common areas is reasonable, coverage of private guest areas is not, and getting that line wrong creates a legal problem rather than a security one.
High-rise and multi-level
Multi-level buildings mean long vertical cable runs, shared risers, and access arrangements that involve building management. Where an existing system is in place, the practical question is usually whether it can be extended rather than replaced, because the cabling is the expensive part and it's already installed.

Cables are identified, so the next person to open the cabinet — whether that's us in three years or someone else entirely — can tell what goes where without tracing every run by hand. It costs a few minutes during the install and saves hours later.
A camera position and coverage plan
A site plan showing where each camera sits and what it covers, agreed before anything is installed. It's how the design conversation happens — you can see what you're getting and move a camera on paper rather than after it's on the wall. It stays useful afterwards as a record of what was agreed.
Your credentials, in writing
Admin passwords, app logins and account ownership are yours and are handed over documented. This shouldn't be worth mentioning, but installers withholding credentials to protect their service work is common enough that it's worth being explicit: it's your system, and you'll be able to administer it or hand it to someone else.
A commissioning test record
A record of what was tested and the result — night footage actually reviewed, detectors walk-tested, remote access checked from outside your network. It comes from commissioning industrial plant, where nothing is considered finished until it's been proven under the conditions it has to work in. The same principle applies to a system whose whole job is to work at 2am.

Do I need body corporate approval?
Usually, for anything on the building exterior or common property. Cameras entirely within your own lot are often fine. It's worth confirming before committing to equipment, because approval requirements vary between schemes.
Will cameras survive near the beach?
With appropriate materials and placement, yes. Fixings and housings get chosen for the environment, and cameras are positioned out of direct salt spray where the coverage allows it.
Can I control access for holiday guests?
Yes — credentials can be issued per stay and expire automatically, so there's no key to copy and no lock to change between guests.
